You're trusting us with your phone number and the story of your house, often during a rough season. This page explains what happens to both.

Maria Mercedes Home Solutions runs mariamercedesre.com and the phone line printed across it. Our whole business is matching homeowners who want a fast cash sale with independent investors who buy houses. That matching takes personal information, and you deserve to know what we gather and who else ever touches it. So here it is, in ordinary English. Anything unclear? What We Collect
Form entries. Our contact form asks for four things: your name, your phone number, your ZIP code, and the situation you're facing, picked from a short list. We kept it brief on purpose. Nobody wants to type an essay while an auction date looms.
Property details. On a call, you'll usually share more. The address. What shape the house is in. Repairs you know about, a mortgage balance, how many heirs are on the deed. We write those facts down because a buyer can't produce a real number without them.
Call tracking data. The phone numbers on this site are tracking numbers. Each one forwards to the same team but tells us which page you were reading when you dialed. We also log your caller ID along with the date and length of the call. Referral services get paid per connection, and this is how the counting works.
Call recordings. Calls may be recorded and reviewed. Recordings help us check quality, coach the people answering the line, settle "who said what" disagreements, and stay compliant. Where a state requires notice, you'll hear one before the conversation starts. Prefer not to be recorded? Say so, and we'll accommodate that wherever we're able.
Technical data. Our servers and analytics tools automatically capture your IP address, rough location, device and browser type, which pages you viewed, and where you arrived from. Cookies handle part of this, and they get their own section below.
How We Use It
- To match your request with one or more vetted, independent home buyers working near your property.
- To give a matched buyer what they need to reach you and prepare an offer.
- To follow up afterward, including asking how that buyer treated you. Answers to that question decide who stays in our network.
- To count which pages generate requests and to reconcile the referral fees investors pay us.
- To spot fraud, enforce our Terms of Service, and satisfy legal requirements.
What we don't do matters too. Your information never lands on bulk marketing lists, and we won't email you newsletters you never asked for. You contacted us about a house. That's what your details get used for.
Who Sees Your Information
Independent investors and home buying companies. This is the core of the service. When you request an offer, we pass your contact details and property facts to a small number of buyers, typically one to three, who fit your area and situation. They're separate businesses. Once your information reaches them, their own privacy practices govern it, so ask them the same questions you'd ask us.
Service vendors. The platforms that route and record our calls, host this website, and report on traffic all process data on our behalf. Contracts limit them to doing our work, not building their own lists from it.
Legal situations. We'll disclose records when a subpoena or similar lawful demand requires it. We may also share information to prevent fraud, and records can transfer as part of a sale or restructuring of the business. If the company changes hands, your data moves under this policy until a replacement gets posted.
Full honesty on one point: several state privacy laws define "sale" broadly enough that handing your details to an investor who compensates us can qualify. You can opt out of that, and the rights section below shows how.
Calls, Texts, and TCPA Consent
By submitting a form with your number, or by calling us and requesting an offer, you agree that Maria Mercedes Home Solutions and the buyers we match you with may contact you by phone and text about your request, including through autodialed or prerecorded messages. Agreeing isn't a condition of selling your home or of using this site, and message and data rates from your carrier may apply.
Changing your mind takes one step. Text STOP to any message, tell any caller you're done hearing from them, or email us. We honor those requests promptly and relay them to matched buyers.
Cookies
Three kinds of cookies run here. Session cookies keep the site functioning while you browse. Analytics cookies count visits so we know which guides people actually read. Attribution cookies remember which search result or ad brought you in, and they power dynamic number insertion, the industry term for displaying a different tracking number depending on how you arrived.
Block them if you like. Browser settings make that easy, and the site keeps working either way. Our reporting gets blurrier, which is our problem, not yours.
How Long We Keep Things
Call recordings get deleted within 24 months. Form submissions and call logs stay for up to three years, because billing questions with investor partners and disputes tied to property transactions tend to surface slowly. Analytics survives longer only in aggregate form, where it can no longer identify you. When a record outlives its purpose, we erase it or scrub the parts that point back to you.
Your State Privacy Rights
California's CCPA led the way, and states including Texas, Virginia, Colorado, and Connecticut now have laws of their own. If one covers you, you can:
- Ask what we hold. Request a copy of the personal information we've collected about you.
- Ask us to delete it. We'll comply except where the law requires keeping certain records.
- Ask us to fix errors. If something we hold about you is wrong, we'll correct it.
- Opt out of sale or sharing. Tell us to stop passing your details to compensated partners or using them for targeted advertising.
Send requests to [email protected] and include the phone number or email you used with us, so we can confirm the request is genuinely yours. Expect an answer inside the deadline your state sets, usually 45 days. An authorized agent may act for you with written proof. And exercising these rights never costs you money or access to the service.
Children
Selling a house is an adult's errand. This site isn't directed at children, and we don't knowingly collect information from anyone under 16. If a minor has somehow submitted details to us, email us and we'll erase them.
Changes to This Policy
When our practices shift, this page gets rewritten and the date at the top moves with it. Significant changes will be flagged plainly here rather than slipped in quietly. If you keep using the site or the phone line afterward, the current version applies to you.
